Thinking About Overseas Property Investment Opportunities

by Russell J. Joyce

Buying property as a form of investment has long been a popular way of ensuring a good return. Although market prices fluctuate, and there may be times when prices slump, over a long period all property rises in value, and so guarantees the buyer a return on his or her investment. Not only does the investment reap a return in the long run, but unlike other forms of investment, allows for opportunities throughout the period of ownership to make additional income, from letting property out, for example.

Because of the often lower prices for new properties overseas, many investors are starting to look at buying property abroad. Because of the high prices back home, overseas property can provide a much better long term investment prospect since the initial cost may well be lower - especially if getting in quickly to a new market that has yet to be explored by a large number of investors. This new trend has prompted many to consider buying a second home abroad for just this idea.

Purchasing a second home or property abroad is often a decision reached not purely for the financial gain, but for the opportunity it provides to own property abroad which can be used for holidays or visits. Many people are starting to live during the winters abroad, renting out their home for six months, then returning back for the summer and renting out the overseas property to tourists during the peak season. This certainly adds an attractive lifestyle to the financial opportunities offered.

Although rental prices back home may be fairly standard, and may only just cover the mortgage, property abroad can often return much higher rent, and more than cover the cost of the property itself. If you have managed to identify a property which is attractive, well situated and in a popular location, you can find that holiday makers will be prepared to pay that little extra for the comfort and convenience of a good holiday. Often investors find that the rental during the summer months is enough to cover the annual costs completely.

For the first time investor, there are some obvious choices which are easy to make. Most people who are investing have been on holiday themselves, and have an understanding of convenience, location and style, but there are many other factors which can make a huge difference on the profit, appeal and success of the investment, and these factors can often be forgotten or ignored.

Once of the things that people ignore to begin with is the choice of country. This might seem bizarre, but often people have in mind a stereotypical idea such as buying a villa in Spain. Whilst this is likely to be successful, there is a much wider choice than this, and there are many countries today offering very attractive investment opportunities, with new properties available at very reasonable prices. Many of these countries are often ignored by the casual investor, but there can be a wide range of reasons to invest, and a greater opportunity to make money and be one of the first on the scene.

Choosing a country to consider investing in might seem a daunting task, but fortunately there are a number of very useful websites available today to help you begin considering such countries. Typically these websites provide a list of countries to choose from, and then provide descriptions, articles and features to help you identify the advantages and disadvantages of investing in each country. You may well be very surprised at the number of countries offering very attractive opportunities and benefits which you may well have never considered before.

In addition to providing you with inspiration about countries worth considering as far as investment is concerned, these sites also offer a number of extra bits of information, such as particular tips to bear in mind when considering buying property as a foreigner, and for rental purposes. Whilst some countries make the whole process quite straightforward and familiar, there are often little points peculiar to one country which, if you aren’t well aware of them in advance, can cause quite a stumbling block later on. Stumbling blocks where property investment is concerned can often prove to be quite expensive.
